My name is Katy Larrabee, and I am a Full-Time Real Estate Agent here in Fabulous Las Vegas! I have earned Top 25 Agents of Coldwell Banker Las Vegas, and have joined the President’s Circle (Top 5% of Individuals Worldwide with a minimum of 35 closed transactions per year) and continue to strive towards excellence every single day. As a mother of 3 I understand the importance of home and family, juggling responsibilities and managing many different things at the same time! I want to make sure all of my clients are happy and satisfied with their real estate experience.

I grew up in the small town of Hannaford, ND and feel blessed to have had experience living in small town America and larger cities like Las Vegas! After attending college with a Political Science major from the University of Minnesota Twin Cities, I made the decision to move west to the big cities of Los Angeles and then found my home in beautiful Las Vegas. I paid for my entire 4 years of college by selling books door to door in the summers! I understand sales and the amount of work that goes into it! I have lived in Las Vegas since 2005 and I love it! When I first graduated college, I had dreams of being a lawyer! Next, when I came to Las Vegas, I worked as an executive assistant and legal secretary to 3 high powered attorneys and political lobbyists here in the Las Vegas Valley! I decided law wasn’t right for me but always dreamed of going into real estate, knowing that law was a big part of it along with helping people. After having children, I enjoyed working as a part time substitute teacher and dance instructor for kids in my spare time as well. Now, my Main Focus is to help people have seamless, no stress real estate transactions!

My goal is to guide my clients through the entire buying or selling process with ease. I will be there every step of the way to ensure a smooth and stress-free transaction. This was my 4th home to sell in Vegas so I have had my share of agents. Katy surpassed them all. To begin with she is just warm and friendly. She gave me great advice on what to sell the home for, staging and all the details of selling a home but in the end made it clear that it was my decision and she would support what ever decision I made. It was really all the little things though that impressed us. She was always available with questions, big or small, worked with us on our communications between the buyer, talked me off a ledge few times when the buyers request turned to crazy, arranged for the minor repairs to be made after the inspection at a great price, arranged for someone to come clean the house after we moved, and so much more. Trust me when I say, you won't be sorry for using Katy to purchase or sell your home. My fiancé sold his home with Katy and we are using her to purchase our new home. We couldn't be happier. One other note, we sold my house for more than we expected 5 days after it went on the market. Wahoooo!

Exceptional real estate agent who will not con you and will fight for you to get you the best deal for your DREAM home. We got our dream pool home in a nice neighborhood at a reasonable cost even in a tight sellers market with a very tight inventory. She paid out of pocket for home warranty when the sellers declined. She is a wonderful person and extremely patient. She is one of the very few people my wife bonded with in Las Vegas - we call Katy a good friend. We highly recommend her without any reservations. We had been through two other realtors prior to being put in contact with Katy. Nobody was listening to what I was wanting! I was even told what I wanted was impossible to find. (I’m picky) I would get search results with all kinds of options filtered out/in that I specifically said I did/did not want! I even got to the point where I stopped looking at the result emails I was getting from the agent. Wasting my time and ruining my search for my first home!! But then there was Katy… She listened to exactly what I wanted and did not try to sway me in a different direction. She was extremely knowledgeable and if she didn’t have an answer to my crazy questions she always found someone who did!! My husband and I couldn’t be happier with our home. Katy Larrabee did an outstanding job with assisting me in purchasing a property in Las Vegas. My associate called Katy regarding a property that she saw on Zillow. She informed him that the property was in contract; however, if he was interested in other properties she could set up parameters in the MLS Coldwell Banker listings using price, range, location, and other useful information. Prior to meeting Katy in person in early November, I never felt pressure from her to sell properties that were not suited for me and as a result, I immediately decided to sign with her as my realtor.She is friendly, attentive, and she was able to work with me despite the fact that I was an out of state buyer from California. When we could not meet fact to face she would use a combination of virtual tours of properties, neighborhoods, text messages and phone calls to assist me with purchasing the right house.Katy is a realtor that is not afraid to roll up her sleeves and go above and beyond her clients. When I stayed at the Hilton Lakes Resort Hotel for four days she picked me up and chauffeured me to look at properties, and it felt wonderful not to have the hassle of driving in unknown areas in Las Vegas. In addition, I had the devastating experience of leaving some of my clothes after eight hours of driving to California, and I couldn't physically revisit the hotel. Katy became my hero when she immediately went to the hotel and shipped my clothing through FedEx. I knew then that Katy represented the best at Coldwell Banker and it was not a typical corporate gesture, but Katy had a genuine concern for my personal dilemma and quickly resolved the problem.Katy's realtor experience was exceptional during the escrow process, with accurate timing in coordinating signing of documents, obtaining an inspector, and arranging an appraisal. In addition, she also did a video walk through, hired a maid to clean, and located a professional plumber to replace a toilet.In conclusion, I feel extremely lucky that I met Katy Larrabee at Coldwell Banker. She is truly the best realtor in Las Vegas! If any of my family or friends decide to buy property on Las Vegas I would highly recommend her.

Katy, was seriously the most patient realtor. We searched for homes for two years (ok, I paused due to losing my job). But, she was patient as I looked for the perfect home. I finally found it! She encouraged me to write a letter to the sellers as they had multiple offers. She was right. It worked! They took my offer even though it was slightly less than others, my letter sealed the deal. But, it doesn’t stop there. After purchasing my home, she noticed I was being overcharged for my property taxes and sent me all the information and doc to correct it. She was right and I was refunded $800! She STILL checks in with me and I’ve been in my home for a year. Love me some Katy & highly suggest you get her for your purchasing needs. She has a wealth of knowledge on the Vegas/Henderson and will be there to guide you EVERY step of the way!
